Sarasota Market Update: What Buyers and Sellers Should Know

Sarasota bayfront skyline at dawn — a snapshot of the current real estate market

One of the most common questions I get asked — by buyers, sellers, and people just starting to think about making a move — is: "How's the market?" The honest answer is that it depends on where you are, what you're looking for, and what your goals are. But here's what the data is telling us right now in Sarasota and Manatee County.

What We're Seeing Right Now

The Sarasota real estate market in mid-2026 is more balanced than it's been in several years. We've moved away from the extreme seller's market of 2021–2023, and we're seeing healthy activity across most price points and neighborhoods. Here are the key trends I'm tracking:

Inventory Is Growing

Active listings in Sarasota and Manatee Counties have increased compared to the same period last year. That's good news for buyers — more options, less pressure, and more room to negotiate. For sellers, it means pricing and presentation matter more than ever. The days of listing a property and getting multiple offers without much effort are largely behind us, at least in most segments.

Prices Are Holding Steady

Median sale prices in the Sarasota area remain strong, particularly in desirable neighborhoods and on the barrier islands. Waterfront properties and luxury homes on Longboat Key, Lido Key, and Siesta Key continue to command premium pricing due to limited supply. Inland neighborhoods like Lakewood Ranch, Palmer Ranch, and the University Parkway / UTC corridor are seeing more moderate price growth, which is healthy and sustainable.

Interest Rates and Affordability

Mortgage rates have stabilized somewhat compared to the volatility of the past couple of years, though they remain higher than the historic lows of 2020–2021. For buyers, the key is to focus on what you can afford today and plan for the long term. Many of my clients choose to purchase now and refinance later when rates shift — and Sarasota's strong appreciation trends reward long-term ownership.

Days on Market Are Increasing

Properties are taking slightly longer to sell on average compared to a year ago. This doesn't mean the market is slowing — it means it's normalizing. Well-priced, well-presented homes in desirable locations still move quickly. But sellers who overprice or skip staging are sitting on the market longer and eventually making larger price reductions.

Advice for Buyers

  • Take your time. With more inventory, you don't need to rush into a decision. Visit neighborhoods, attend open houses, and compare options before committing.
  • Get pre-approved. A solid pre-approval letter makes your offer stronger and helps you understand your true budget — including insurance costs, HOA fees, and property taxes.
  • Think long-term. Sarasota's fundamentals — population growth, no state income tax, lifestyle appeal — support strong appreciation over time. Don't try to time the market perfectly.
  • Don't skip the inspection. In Florida, understanding flood zones, roof condition, and wind mitigation is essential. I connect my buyers with trusted inspectors who know the area.

Advice for Sellers

  • Price it right from day one. Overpricing in a balanced market leads to stale listings and eventual price reductions. I provide a data-driven pricing strategy for every listing.
  • Invest in preparation. Minor repairs, fresh paint, decluttering, and professional photography can make a significant difference in both sale price and time on market.
  • Be flexible on terms. In a balanced market, buyers appreciate sellers who are reasonable on closing timelines, repair requests, and concessions. Flexibility closes deals.
  • Market strategically. A strong marketing plan — professional photos, targeted digital advertising, and an agent with local reach — makes all the difference. I treat every listing like it matters, because it does.
